Figures just released by the ESPC show that in the week to 28 May more homes were registered for sale in West Fife and Kinross than at any time since June 2008 - almost 2 years ago. The only exception to this being the week before Home Reports were made compulsory and sellers rushed to market to avoid further cost.
Additionally we as a practice arranged more viewings last week than at any time since September 2008 and now enjoy a 30% share of all sales across the region.
Together these statistics underline what we have been seeing for some time now, that being a steady return in confidence and a gretaer number of sales. The last quarter has in fact been our best since 2008.
Whilst these figures are grounds for cautious optimism it would be wrong to pretend that the forecast public spending cuts may not dampen the recovery somewhat. Our advice to sellers is to remain realistic and listen to the advice of agents and property professionals such as surveyors. Supply and demand are more or less in synch at present but with a fragile economy it would not take a great deal to see supply once more exceed demand.
Mortgage availability whilst far better than a year ago, is still an issue especially at the entry level of the first time buyer.
