As February draws to a close we can report a rally in sales with well over 20 homes having been successfully sold this month alone. After a slowish start to the year partly a result of increased activity in December as buyers sought to purchase before the Stamp Duty threshold and the winter weather, February has been very encouraging.
Activity remains greatest in the 3 and 4 bed semis and detached properties up to £175 000. Above this there is less in the way of activity and at above £250 000 where Stamp Duty increases to 3% properties continue to move more slowly.
The entry level 1 and 2 bed flats are also facing continued challenges as first time buyers struggle to secure mortgages above 75 - 80%. Requiring a typical deposit of between £15 000 and £20 000 many would be buyers simply cannot get on to the property ladder.

Provided sellers are realistic and prepared to show some flexibilty there are deals to be done. February's sales figures prove that".
